We recently found a bank owned home that said it financed through Express Path through Fannie May. I looked into it and it seems a little too good to be true. Ask the bank that has the house, " what the monthly payments times 360 months (30 yrs) total would be if a bank loaned the money at the prevailing rate. That is what you would end up paying for the house. Then ask them what the total payments would be with Express Path. They should be able to show you a print out showing ea. monthly payment and the portion that goes to interest and the total paid after 30 yrs. If they can't give you this, it's because there are variables they, nor you can predict but Express Path is betting will be in their favor over a straight fixed int. rate loan. You know banks didn't come up with these fancy loans to help you but themselves. It would be worth talking to an accountant if you don't understand the cost of the loan. Don't be fooled by inexpensive closings or a low payment for a period, only look at the total payed after 30 yrs.
